These Terms of Service ("Terms") govern your use of the website at https://thefirstoak.com and any related forms, communications, or messaging programs operated by The First Oak, a brand of J&M REI LLC ("The First Oak," "we," "us," or "our"). By using the site or submitting a form, you agree to these Terms.

1. About The First Oak

The First Oak is a Texas real estate holding company operating primarily in the Dallas–Fort Worth metro. We buy houses and small multifamily for our own portfolio and offer private lending opportunities secured by Texas real estate. The First Oak is not a real estate brokerage and does not represent buyers or sellers as an agent. Lending opportunities are presented privately and are not a public offering of securities.

2. Use of the site

You agree to use the site lawfully and to provide accurate information when submitting any form. We may decline, modify, or stop providing any part of the site at any time.

3. SMS messaging program

Checking a consent box authorizes only the communications described beside that box. Letter and equity forms cover contact about your inquiry or report. Other forms describe any transactional or promotional calls and texts they authorize. Submitting a form without that consent does not authorize messaging.

4. No lead buying or selling

The First Oak does not buy, sell, resell, or trade leads. Information you submit is used only by The First Oak (J&M REI LLC) and our service providers to communicate with you about your inquiry.
